Any licensed UAE STR operator. The submitted apartment must have been under the operator's management for the full performance period (1 January to 31 December 2025).
What entrants submit
Apartment address, building, bedrooms, size. Management start date. Full-year 2025 net revenue. Gross revenue and ADR for tie-breakers. One apartment per sub-category. An apartment may only be entered in one sub-category.

How we verify
Operators submit a PMS statement showing the unit's full-year 2025 revenue. The STR Club assesses the figures against its market experience and against AirDNA / PriceLabs benchmarks for the same building or community. Where a number looks implausible against market data, the operator is asked to clarify before the entry advances.
How we pick the winner
Highest documented full-year 2025 net revenue wins each sub-category. Tie-breaker: highest gross revenue, then highest ADR. One operator may win more than one sub-category.
