The award recognises that running 150+ units in the UAE through 2025 and 2026 — across a fragmented regulatory landscape and rising landlord expectations — required different discipline than running ten.

Any licensed UAE STR operator with more than 150 units at 1 September 2026, with at least twelve months of operation as of 31 May 2026.
What entrants submit
Number of units at 1 September 2026. Year-on-year growth in units and revenue. Portfolio-wide ADR for the performance period (1 Jan 2025 – 1 Sept 2026). Reviews score (average and source). Website. A 500-word narrative on the operating model at scale.

The STR Club cross-checks against AirDNA, PriceLabs, DET data, and public sources.
How we pick the winner
The jury assesses absolute performance, unit-economic discipline at scale, and compliance record. The most complete scale operator wins.
